Before you look:
Consult an agent: Using a real estate agent will save you time and money in the long run. Realtors know what they’re doing when it comes to finding you a home, and they do it well. They can find homes you might not have been able to on your own.
Get pre-qualified: Work with a lender of your choosing or if you would like referrals contact your real estate agent. Pre-qualification will allow you to know exactly where you stand financially. A qualified lender can show you many different loan program options, the current interest rates, and potential house payments based upon sales price. Most sellers and sellers agents request that a buyer be pre-qualified before they put in an offer on a home. While working to get pre-qualified we recommend also:
- Getting to know the market: Knowing the market in your area, gives you a more accurate idea of what you might be paying for your dream home.
- Planning ahead: Setting a realistic budget for your lifestyle is a must. Try not to think of just a budget for the initial payment of the home either, budget how much you will be able to afford month to month and go from there.
- Preparing to stick to your budget: It’s important to factor in the amount of money needed for a down payment, earnest money, home inspection, appraisal and closing costs. These are not cheap and it is better to be aware of the costs and to start saving as soon as you can.
Once you are pre-qualified: It’s time to start your home search. Your lender and agent will be working side by side to assist you in narrowing down your wants, need, and must haves to those that fit within your budget. Your agent will pull all listings that fit your requested criteria. You should be an active player in this part, send your online searches to your agent and he/she will research availability, get the listing details, or setup a showing. No home is perfect so be sure to truly take the rose colored glasses off and be prepared to balance what you can live with vs what you cannot.
Understand that no transaction is perfect: However, your agent is there to make this transaction as seamless and stress free as possible. He or she is your liaison between the sellers and the sellers agent. Your agent is there to advocate on your behalf, negotiate price and repairs and protect your earnest money & purchase. Your agent is there to give real estate specific advice and guide you through the home buying process.
Once House Hunting:
Be honest with your agent: Don’t be afraid to let them know what you’re thinking. The houses they show you are not their houses, they are not going to get offended by something you may not like. It is important to tell them what you’re thinking so they can make adjustments and get you into the home of your dreams.
